The new luxury building at 1404 Willow Avenue is set to open this summer with retail tenants.

If you’ve walked past the corner of 14th and Willow lately, you’ve probably noticed the new building going up. The eight-story structure is almost finished, and by July, people will start moving in. But here’s what’s catching everyone’s attention: Starbucks and CorePower Yoga are opening on the ground floor.

The building is called Willow House. It’s a luxury rental with 52 apartments, from studios to three-bedrooms. Construction started last year, replacing an old Hertz rental car spot. Now it’s a high-visibility corner with 6,000 square feet of retail space—and both tenants are already locked in.

For Hoboken residents, this is a big deal. CorePower Yoga is the largest yoga studio chain in the country, with more than 220 locations across 23 states. And Starbucks? This will be the fourth location in town, but the first one west of Washington Street. That means folks on the western end won’t have to trek downtown for their latte.

Dan Cocoziello, the principal and COO of Advance Realty Investors, put it this way: “Willow House reflects our integrated approach to residential development in Hoboken. It brings together well-designed homes, a strong amenity package, and a location that connects residents to everything the city has to offer.”

Let’s back up for a second. Willow House is part of a bigger shift in Hoboken. The western end of town has been getting more attention lately. New buildings, new shops, new energy. It’s not just the downtown or the waterfront anymore. And with a Starbucks and a yoga studio, the neighborhood is starting to feel more self-contained. You can live, work out, and get your coffee all in one block.

For the people who will live here—think young professionals, commuters, maybe a few families—it means convenience. A parent can drop kids off at school, grab a coffee, and head to yoga without ever getting in the car. A commuter can pick up a latte before hopping the PATH at 14th Street. It’s the kind of small-town amenity that makes a big city feel more manageable.

But it’s also about what this means for the rest of Hoboken. Retail like this can change a neighborhood’s character. Some residents welcome it—more options, more foot traffic. Others worry about chain stores pushing out local businesses. For now, it’s hard to say. Willow House is the first major development on that corner in years, and the retail space is still being finished.

Preleasing has already started. The developer is offering limited-time Grand Opening incentives: up to two months free. Initial occupancy for residents is expected on July 1. But no word yet on when the Starbucks or the yoga studio will actually open their doors. That timeline is still up in the air.

So if you’re a Hoboken resident, here’s what to watch for: Keep an eye on 1404 Willow Avenue. Check the building’s website for rental info. And if you’re a coffee lover or a yoga fan, maybe start marking your calendar for late summer. There’s a good chance you’ll be able to grab a matcha latte and a downward dog before the leaves start turning.

That’s the kind of change that makes a neighborhood feel like home. Not just a place to sleep, but a place to live.
