The film studio, set to be the largest in the Northeast, received NAIOP’s 2026 Emerging Markets Deal of the Year award.

A massive film studio under construction in Bayonne has won the 2026 Emerging Markets Deal of the Year award from NAIOP New Jersey, recognizing its transformative impact on the state’s commercial real estate market.

The 1.5-million-square-foot studio, backed by Paramount, is converting a dormant Texaco refinery site into the Northeast’s largest film production campus, cementing Bayonne as a rising development hub.


Construction began last year on the 74-acre site near the Bayonne Bridge, which will include 23 soundstage buildings, post-production offices, and parking for 2,190 cars.

The project is expected to create 2,300 union jobs during construction and 2,000 union jobs once operational, according to officials.

‘This award speaks to just how transformative 1888 Studios is, not only for New Jersey’s commercial real estate landscape, but for the future of film and television production in America,’ said Flynn Busson, President of Business Development for 1888 Studios.

Impact: Residents can expect the studio to bring thousands of jobs and boost the local economy, while positioning Bayonne as a key player in the global entertainment industry.

What Happens Next: The studio is set to open in 2027, with Paramount as the primary tenant under a 10-year agreement, and additional tenants are being sought.

The project marks a new chapter for Bayonne, transforming a long-vacant industrial site into a creative and economic engine for the region.
