Namdar Group plans two 51-story towers near Journal Square PATH station.

A developer has revealed plans for a massive two-tower project at 3000 John F. Kennedy Boulevard in Jersey City that could bring 1,483 apartments and a hotel to the area near the Journal Square PATH station.

The proposal, from Long Island-based Namdar Group, would transform a current three-story medical office building into a major residential complex, reflecting the ongoing rapid development in the Journal Square neighborhood.


The development, designed by C3D Architecture, includes two 51-story towers rising to 549 feet.

The north tower would have 719 units and the south tower 764 units, for a total of 1,483 residences.

Ten percent of the units, or 149 apartments, would be affordable, with all two- and three-bedroom units except one set aside as affordable housing.

The project also includes 6,000 square feet of retail space, a 34-room hotel, 151 parking spaces, and 758 bicycle parking spots.

The proposal seeks 11 variances from current zoning, though most are described as minor, according to details shared during a Jersey City Redevelopment Agency meeting.

Impact: If approved, this project would significantly increase housing density and options, particularly for larger affordable homes, in a neighborhood already seeing high-rise construction.

What Happens Next: The Planning Board is tentatively scheduled to hear the proposal during its August 11 meeting, which will be held remotely via Zoom.
