The film studio project received the 2026 Emerging Markets Deal of the Year from NAIOP New Jersey.
A massive film studio complex under construction in Bayonne has been awarded the 2026 Emerging Markets Deal of the Year by NAIOP New Jersey, recognizing its impact on the state’s commercial real estate market.
The project, known as 1888 Studios, is set to become the largest film production facility in the Northeast, transforming a long-vacant brownfield site into a hub for movie making and economic growth in Hudson County.
Construction began last year on the 74-acre site near the Bayonne Bridge, which will include 23 soundstage buildings, office space, post-production facilities, and parking for 2,190 cars.
The property was previously a Texaco refinery that closed in the 1980s, and Bayonne rezoned the land in 2020 to allow for studio development.
‘This award speaks to just how transformative 1888 Studios is, not only for New Jersey’s commercial real estate landscape, but for the future of film and television production in America,’ said Flynn Busson, President of Business Development at 1888 Studios.
Impact: The construction phase is expected to generate 2,300 union jobs, with an additional 2,000 union jobs once the studio is fully operational, boosting the local economy.
What Happens Next: Paramount signed a 10-year lease as the primary tenant last year, and the studio plans to open in 2027.
The project continues to attract additional tenants and partners, aiming to position New Jersey as a leading destination for the global entertainment industry.
