New financing jumpstarts long-stalled 69-story tower near the Hudson River.
A $277 million construction loan has been secured for the 201 Hudson by Urby tower, a long-stalled 69-story residential project near the Hudson River, according to Newmark, the commercial real estate firm that arranged the financing.
The loan breathes new life into a project that has been quiet since excavation of the former parking lot at 200 Greene Street late last year. The tower is part of Urby’s second phase on the waterfront, promising significant housing and retail for Jersey City.
The loan, arranged on behalf of a joint venture between Urby and Rockpoint, will fund construction of the tower, which will include 748 market-rate apartments across about 528,000 square feet, plus around 10,000 square feet of ground-floor retail.
Designed by Toronto-based Concrete with HLW International as architect of record, the tower will feature a straightforward design without offset sections, unlike the first Urby phase, which was sold and rebranded as Sable.
The financing marks a significant step forward for the waterfront development, said representatives from Newmark in their announcement.
Impact: When complete, the tower will offer studio, one-, two-, and three-bedroom residences with amenities like a pool, fitness center, coworking spaces, and outdoor recreation areas, boosting housing options in the area.
What Happens Next: No groundbreaking date has been announced, and the site has been quiet since the parking lot excavation. The funding covers only the second phase; a third tower, approved but not funded, remains uncertain.
The project’s future now looks brighter, with the community awaiting news on construction start and the potential for the third phase to follow.
