NJ Transit seeks developer for 4.3-acre transit-oriented project with housing and retail.

NJ Transit and the New Jersey Economic Development Authority are moving forward with a transit-oriented development on a 4.3-acre parcel next to the 34th Street Hudson-Bergen Light Rail station in Bayonne.

The project is part of a broader state push to build more housing and generate non-farebox revenue for NJ Transit, addressing affordability and transit access in Hudson County.


The site currently contains two surface parking lots directly south of the Bayonne-34th Street Station.

The development will include apartments for a mix of incomes, with at least 20 percent affordable to low- and moderate-income households, plus retail and public space.

“We are providing much-needed housing in accessible, transit-friendly ways,” said NJ Transit President & CEO Kris Kolluri.

Impact: About 1,484 customers board at the 34th Street Station each weekday, making it a busy hub that could see improved commuter amenities and customer experience.

What Happens Next: NJ Transit will host a site visit on July 21st at 10 a.m. Interested parties must submit a Notice of Intent by August 18th at 4 p.m., with proposals due on September 23rd at 4 p.m.

The project aligns with NJ Transit’s LAND Plan, which aims to generate up to $1.9 billion in non-farebox revenue over the next 30 years.
