Valley View Apartments in Paterson changes hands in deal brokered by JLL.
Valley View Apartments, a 100-unit garden-style complex at 149 Katz Avenue in Paterson, has been sold, according to a Thursday announcement from JLL, which represented the seller. The purchase price was not disclosed.
The sale underscores continued investor confidence in New Jersey’s multi-housing market, particularly for well-maintained, stabilized assets with strong occupancy and room for rent growth. This could signal broader trends for renters and property values across Hudson County.
The seller was Redwood Associates, an affiliate of Clifton-based Value Companies, Inc., and the buyer was EOM Equity. The property was originally built in 1965 and includes 76 one-bedroom and 24 two-bedroom units, totaling 79,661 rentable square feet.
The complex is 99% occupied, and all units feature air conditioning, energy-efficient windows, and spacious closets, with many boasting dishwashers and microwaves. On-site laundry, landscaped grounds, and storage are available to residents.
“Valley View has been a well-maintained, stabilized asset in one of New Jersey’s most established multi-housing markets, and that gave the buyer real confidence in the underlying real estate,” said JLL Senior Managing Director Jose Cruz. “There’s also clear upside ahead through unit renovations and additional income opportunities.”
